As with most all investments, we cannot guarantee a return. However, we specifically look for deals that can create a large profit margin for us. That, combined with our access to deals, expansive knowledge of the DC Market, and an incredible Sales Team, provides an extremely low-risk profile.

In regard to the GP share of the fund – Dan and Sunil plan to be in the fund between 5-10% as we have in the past

We will still offer individual project equity outside of the fund.

Since Sunil Saxena is the GC on the project, we save a lot of cost there.

Sunil and Dan personally guarantee bank loans as needed.
